What Actually Goes Into a Shed Price

01. Span and height
The single biggest driver. A wider clear span needs heavier portal frames, and every extra metre of height adds steel to every column.

02. Wind rating and soil
Your site gets its own engineering. Two identical sheds twenty kilometres apart can carry different footing and bracing costs.

03. The slab
Size, thickness and reinforcement are set by what’s going on top of it. A slab rated for a ute is not a slab rated for a loaded header.

04. Doors and openings
Roller doors, sliding doors, personal access doors and open bays all change the frame. Openings are usually where a quote quietly grows.

05. Site access
If a truck and a crane can get to the pad, it’s straightforward. If they can’t, that cost is real and it should be in the quote, not discovered later.

06. Approvals
Whether your build needs a development permit affects both the cost and the timeline. We’ll tell you which one you’re in before you commit.

BEFORE YOU BUILD

Council Approvals in the Central Highlands

This is the question we get most, and the answer catches people out.

In the Central Highlands Regional Council area, if your sheds add up to more than 100m2 across the property, you need a development permit. Internal wall height over 4.5m triggers one too. Setbacks are handled separately under the Queensland Development Code, and only very small structures avoid building approval altogether.

Worth knowing before you pour a slab, because a shed that’s gone up without the right approval is an expensive problem to unwind.

Note that this 100m² threshold applies to residential lots. Rural properties can fall under different planning codes, so check with your local council or ask us and we will help you work it out.

Emerald is home base, and most of our work sits across the Central Highlands. We’re on sites through Capella, Sapphire, Rubyvale, Springsure, Rolleston, Blackwater, Tieri, Dysart and Clermont most weeks, and we build regularly out through Rockhampton, Gladstone, Mackay, Barcaldine and Longreach.

The things people ask us most before they commit to a build.

Usually, yes. In the Central Highlands, sheds totalling more than 100m2 across a property need a development permit, and so does an internal wall height over 4.5m. Other council areas set their own rules. There's more detail further up this page, or tell us your address and we'll tell you what applies.

Talk to us before you pour anything. The slab needs to be sized and reinforced for the structure going on top of it, and a slab that's the wrong size or thickness is an expensive thing to fix afterwards. Tell us what you're planning and we'll work out what the shed needs.

It depends on size, engineering, approvals and steel supply at the time. A straightforward carport or garage moves quickly. A large custom or structural shed takes longer, and most of that time goes on approvals and engineering rather than the build itself. You'll get a realistic timeframe with your quote, and we'll tell you if anything changes.

That's most of what we do. Non standard spans, awkward site shapes, extra height for machinery, specific door and opening layouts, lean-tos off an existing building. Bring us a rough sketch or a photo of something you've seen and we'll work out how to build it properly.
